POLICIES

Cancellations: We are a small Bed & Breakfast and cancellations are taken very seriously. If you are a no show or choose to shorten your stay, you will be charged for the amount of days reserved. We highly recommend Travel Insurance to help protect your investment of those unexpected emergencies. It is very difficult and sometimes impossible for us to recover the business we may have turned away.
Check-In/Check-Out: Check-in is from 3pm to 9pm. If you feel that you may arrive later, please call and make special arrangements. Check-out is by 11am, as we need to prepare the room for the incoming guest.
Children: We are happy to except well behaved children ages 10 of age and older. Children must be in the company of an adult at all times. They are not allowed to disturb and must be respectful of other guest.
Deposits: A credit card deposit in the amount of one night lodging plus tax will be applied toward your credit card (Visa, Master Card or Discover) for reservations of 5 nights or less. Reservations more than 5 nights will require a 50% deposit plus tax (10%).
Pets: Pets are not allowed at The Arbor Inn. We will be happy to refer local boarding facilities for your pets.
Refunds: The Arbor Inn has 2 cancellation policies. Please be sure you understand which one pertains towards your reservation. One policy is for non-holiday periods, and the other is for holidays and peak seasons.
- Non-Holidays - a notice of intent to cancel must be received at least 14 days prior to the resevation date in order to receive a refund less a $25.00 cancellation fee. If cancellation fee is received less than 36 hours prior to arrival date based on 3pm check-in or you are a no show your account will be charged for the full amount of the reservation.
- Holidays and Peak Seasons - a notice of intent to cancel must be received at least 30 days prior in order to receive a refund less a $25.00 cancellation fee. If cancellation is received less than 36 hours prior to arrival date based on 3pm check-in or you are a no show your account will be charged for the full amount of the reservation.
Holidays and Peak Seasons include: Martin Luther King weekend, President's week, 4th of July weekend, Fall Foilage (last two weeks of September thru the 3rd week of October), Christmas week thru January 1st weekend.
There is no credit for late check-ins or early departures.
Rates: The Arbor Inn has no hidden fees for service charges or gratuity. All room rates are based on double occupancy and exclude Vermont Lodging Tax (10%). A $25.00 fee plus tax will apply for additional guest staying in the same room. Our rates include our wonderful country breakfast. All rates are in U.S. dollars.
Smoking: The Arbor Inn is a non-smoking establishment. Guest are not allowed to smoke in their rooms nor in any of the common areas. If you do smoke outdoors, please use designated but respetacles. A surcharge of $250.00 will be added to your room charge for non-compliance.
